The Court Based Rental Assistance Program (CBRAP) has now reopened and is once again accepting applications. The program is administered by the Illinois Housing Development Authority (“IHDA”) and was originally developed in response to the COVID-19 crises to provide federal funds to tenants and landlords impacted by the pandemic. When the federal assistance funds were exhausted the future of the program became uncertain, but the State of Illinois stepped in and has now budgeted $75 million dollars to continue funding the program.
To qualify for assistance landlords must have already filed an eviction case. The program provides for up to $15,000.00 in total funds. It covers delinquent rent, up to two months of future rent, and court costs of up to $500.00. However, by accepting the funds landlords must waive any remaining outstanding balance as well as all late fees.
We’ve found the program to be an extremely effective tool in resolving disputes with tenants and can assist clients in navigating the application process. We encourage our clients to discuss the program and some of the available options with one of our attorneys before applying so we can provide counsel to ensure that the best possible resolution is achieved and avoid any unnecessary delays in the processing of the application.
